Pursuant to Virginia Code Section 58.1-3974, 1950, as amended, the owners of the parcels of real property described above, or the owners of any undivided interests therein, shall have the right to redeem such real property prior to the aforesaid sale date by paying all taxes, penalties and interest due with respect to such real property, together with all costs, including the costs of publication and a reasonable attorney's fee as set by Court.
The successful bidder for each parcel will be required to remit payment of at least twenty-five percent (25%) of the successful bid price to the Special Commissioner, and then remit the balance of the purchase price within fourteen (14) days of the sale. The down payment remitted at the sale may be in the form of a personal check (payable to "Russell Slayton Trust Account"), certified funds (Cashier's Check or Money Order payable to "Russell Slayton Trust Account"), or cash. If a personal check is returned for insufficient funds, a fee of $50.00 will be imposed and the remitter will be liable for any collection expenses, expressly including Court costs and reasonable attorney's fees, which may be incurred by the Town of Halifax. The balance of the purchase price remitted after the sale may be remitted in the form of certified funds (Cashier's Check or Money Order payable to "Russell Slayton Trust Account") or cash ONLY. Title will be conveyed to the successful bidder for each parcel by Special Warranty of title. Each parcel will be sold "as is", without representation or warranty of any kind, and all liabilities of ownership will pass to the successful bidder upon conclusion of the sale, including the responsibility, at cost to the successful bidder, of bringing the property into compliance with any local, state or federal ordinances or regulations.

TRUSTEE'S SALE OF REAL ESTATE 88 ISLAND CREEK LANE, CLARKSVILLE MECKLENBURG COUNTY, VIRGINIA
In execution of a deed of trust signed by James E. Shearin and Deborah D. Shearin, dated September 11, 2008, and recorded in the Office of the Clerk of the Circuit Court of Mecklenburg County, Virginia as Instrument Number 080004072, granting and conveying to Walter R.
